This project comprised the design & build of a 15 room supported hostel and five self-contained flats in Norwich, Norfolk.
The building was constructed using traditional brick/block methods with the roof covering being a mix of slate and tiles with solar panels. The scheme provides reception area, kitchen and laundry and 5 self contained flats. Externally there is a large communal paved area surrounded by stone and planting.
The project presented many challenges, not least being the limited amount of space on site. An inventive site layout using stacked offices, building the project in stages, just in time delivery of materials and the use of a tower crane helped ease the situation
The site was situated on a tight city centre corner plot, opposite a factory unit and adjacent to a school. Monthly liaison group meetings were set up, along with regular newsletters, to keep neighbours informed of forthcoming activity and minimise any disruption.
As well as solar panels on the roof, within the hostel a passive ventilation system was used. The hostel meets BREEAM very good standard with the flats achieving Code for Sustainable Homes Level 3. The scheme also meets with Secured by Design.
