Hauxton Primary School – Extension

The scheme was procured as part of the LGSS Design and Build Framework for Cambridgeshire County Council, using a competitive first stage tender on a two stage semi-negotiated NEC3 Option A form of tender.
Our scope of work encompassed the delivery of new build accommodation to expand the gross area of the existing school and provide the following accommodation:

  • 2 additional class teaching bases with associated classroom storage;
  • A new hall with integral hall/PE storage;
  • A new staffroom;
  • Additional pupil toilets;
  • Associated circulation which will link the new build accommodation to the existing school buildings; and
  • Additional on-site car parking facilities.

The design included for piled foundations, an in-situ raft ground floor slab, steel frame, masonry walls, single ply roofing and aluminium windows and doors. The building has been constructed to a very high standard of workmanship on all elements of the building with the CCC Clerk of Works, David Bristow, complimenting how our site team managed quality.
Internally the finishes are traditional plaster walls and suspended ceilings throughout. The extension has the benefit of underfloor heating with an air source heat pump contributing to the BREEAM target of ‘Very Good’.

Working within the grounds of an occupied primary school was a challenge both logistically and from a Health and Safety perspective. Our delivery team worked closely with the school, Cambridge County Council and our Safety Department, both during the pre-construction phase and throughout the construction period to ensure that our work methods caused least disruption to the school day and ensured that at all times robust segregation of school and construction areas were in place.

The project was carried out with due regard to our commitment to the Considerate Constructors scheme (we are an Associate Member), through established neighbour meetings and letter drops with a dedicated point of contact for raising any concerns.

Additionally, our team worked with the school to integrate a time capsule and safe into the new extension.
