LINCOLN SCIENCE & INNOVATION PARK

The design and construction of a new office building at Poplar Avenue, Lincoln. This is the second project undertaken for the Lincoln Science Park fully negotiated with R G Carter following the successful
completion of the adjacent Building 5A ‘Alchemy’.

The development comprised the construction of a 920m2 three-storey office building, which provides a high-tech premium office, designed and constructed for a specialist tenant in the security sector whilst allowing a basis for future tenants to become a flexible easily adapted office space.

The fit-out consisted of kitchens, showers, installation of a Faraday cage, installation of high security walling, roller shutters, a flexible data/fibre/power system as well as a specialised alarm/access control system.

The accommodation benefits from 3 phase power, filtered power, high-speed broadband over fibre and data, energy efficient systems, catering points, training/conference facilities with easy access to the in-house and external remote reception services, car parking and intelligent building systems such as the BMS and CCTV. Also included in the build was a central fire escape core with a living green wall as its façade linking the building to the ‘Alchemy’ building.

The build included associated car parking, which involved the enabling works of the site including drainage, utility installation, ground reinstatement and steel frame installation, brick and blockwork, cladding works, mechanical & electrical installation, plastering, decorating and all associated flood mitigation measures and external landscaping works.

The construction works were carried out in close proximity to Building 5A (which we completed in October 2021 and is fully operational with tenants) with segregation of the work areas at its completion.
The building is designed to house expanding SMEs who have outgrown traditional incubation and managed workspace facilities.

The scheme involved working in a constricted site area with detailed logistical planning to overcome hold-ups and traffic problems.
